Booking Terms and Conditions

This website is the management's and owner's official website for Atika Villas

  • - all booking inquiries are to made to our official address: villaatika@gmail.com or to one of our exclusive representing agencies. Should you book through an agency you are welcome to contact us direct if a confirmation is required
  • -Bookings are held for 72 hours priro to payment
  • -50% is required to be paid as a non refundable deposit by bank transfer to block booking dates
  • -Cancelations prior to check in result in a non refund of the deposit
  • -Cancelations after check in result in no refund
  • -Cancelations made by Atika Villas provides a full refund
  • -On the rare occassion the villa you have booked is not available due to technical issues tor maintenace is being carried out hen the management have the right to provide an alternative villa at Atika Estate at no added cost
  • -On the occasssion any exterior noise from maintenace work is deemed unsatisfactory then the managennt have the right to provide an alternative villa at the estate not a refund
  • -Local blackouts or electric cuts are common place in Thailand and are not the management's responsibility but everything will be done to provide a quick as possible outcome
  • -50% is required in cash,Thai Baht only at check in
  • -A refundable security bond/deposit of 20,000 baht is required at check in. This can be paid in USD$, AUD$,GBP£, SING$ or EURO and will be refudned at check out based on our terms of no damage, no breakage, no smoking and no extra adults during the stay.
  • -2 bedroom villas are for 4 adults and chldren and 3 bedroom villas are for 6 adults and chikdren maximum
  • -The villas are strictly non smoking villas , smoking is permitted only outdoors
  • -The only extra fee is for electric which is charged by the meter at 8 baht per unit
  • -Your check in and check out will be provided by our estate manager
  • -The villa is serviced and cleaned daily by our maids
  • -Clean pool and shower towles daily
  • -Clean bed linen every third day
  • -An estate handyman is on site 24 hours a day
  • -Western management of the villa and your booking with troubleshooting is provided
  • -Tours with door to door pick ups are provided at an extra cost and can be booked at the villa with the management
  • -Pool cleaning is weekly, gardening is weekly
  • -Parking is provided in private garages
  • -Rental cars and bikes are availble
  • -Wifi is included
  • -Satalite TV is included
  • -No extra taxes or utility bills except electricity
  • -Airprot transfers can be booked in advance by private SUV or private mini bus
